Tiny Home Council Approval Queensland: Step-by-Step Checklist

Introduction:

Rules vary by council and property overlays. Use this simple checklist to work out what approvals apply to a tiny home in Queensland—then choose the right path with confidence.

⚠️ Heads-up: This is general info only—always confirm with your council or a planning professional for your site.

Step 1 — Identify how your tiny home will be used

  • Primary dwelling (main place of residence)

  • Secondary dwelling (granny flat/auxiliary)

  • Moveable dwelling/towable (caravan-class on wheels)

👉 Your intended use drives the rules, connections and where it can be placed.

Step 2 — Check your property zone & overlays

Look up your zoning and overlays (flood, bushfire, character, noise).
Overlays can change setbacks, services and approval type.

If you’re within Brisbane, rules differ by suburb. Note anything that looks restrictive.

Step 3 — Services & siting

Confirm where water, waste and power will connect—or whether you plan to go off-grid (see our off-grid guide).

Sketch an indicative siting plan showing:

  • Distances to boundaries

  • Access for delivery

  • Clearances for tanks

Step 4 — Decide the pathway

  • No/low assessment (e.g., some secondary dwellings that meet size/siting rules)

  • Building approval only (certifier for structural & safety)

  • Planning + building approval (if use, size or siting triggers assessment)

👉 If your home remains a moveable dwelling, some councils treat it differently—check definitions carefully.

Step 5 — Prepare documents

Typical pack:

  • Site plan

  • Floor plan

  • Elevations

  • Tie-down/engineering notes

  • Inclusions list

Our Designs library and 3D Walkthroughs help you finalise specs before lodging.

Step 6 — Timeframes & conditions

Ask about:

  • Typical processing times

  • Common conditions (parking, landscaping, privacy screens)

Keep emails and reference numbers tidy—screenshots help if council portals time out.

Step 7 — Delivery day checklist

  • Confirm hardstand and turning circle

  • Agree on date/time window

  • Have a spotter for final positioning

  • Photograph the site before and after delivery
