What Is a Permanent Tiny Home?

When people hear the words “tiny home”, they often picture a small house on wheels that can be towed from one place to another.

But not all tiny homes are built this way.

At Tiny Home Central, our homes are permanent modular homes. They are not built on wheels. Instead, they are constructed off-site and then transported to your property, where they are placed onto prepared foundations.

This gives you many of the benefits of modular construction while creating a home that is designed to become a permanent part of your property.

So, what exactly is a permanent tiny home, and how is it different from a tiny home on wheels?

What Is a Permanent Tiny Home?

A permanent tiny home is a smaller home that is designed to be installed as a permanent dwelling on a property rather than being used as a towable home.

At Tiny Home Central, our homes are built off-site before being transported to the property. Once the site is ready, the home is delivered and positioned using specialised transport and a crane.

The home is then connected to the required services and completed as part of the overall project.

The result is a genuine home designed for permanent living — just on a smaller footprint.

Permanent Tiny Homes Are Not Built on Wheels

This is one of the biggest differences between our homes and the type of tiny home you might see being towed behind a vehicle.

Tiny Home Central homes are not on wheels.

Our homes are designed as permanent modular buildings and are constructed with a structural steel frame, insulation and building materials suited to permanent residential construction.

Because the home is delivered to the property rather than towed around as a caravan or trailer, the design process can focus much more on creating a comfortable and practical home.

How Does a Permanent Modular Tiny Home Work?

The process is a little different from building a traditional house entirely on your property.

At Tiny Home Central, much of the construction happens in our factory.

The general process involves:

1. Choose a Design

We have around 20 different designs to choose from, giving you a starting point for your home.

Our designs range from compact one-bedroom layouts through to larger homes and wider configurations.

2. Customise the Design

Your home doesn’t have to look exactly like the display design.

Depending on the project, you can customise aspects of the layout, kitchen, bathroom, storage, colours, finishes, windows and other features.

We can also look at wider designs where the site and project requirements allow.

3. Prepare the Site

While the home is being constructed, the property can be prepared for its arrival.

Site preparation can involve foundations, earthworks, services, drainage and access, depending on the property.

4. Build the Home Off-Site

The home is constructed in our facility rather than having every stage completed at the property.

Our homes use steel frames, SIPFORM and full insulation, including insulation to the floors, walls and ceiling.

This construction approach allows a large amount of the building work to be completed before the home ever arrives at your property.

5. Deliver and Position the Home

Once the home and site are ready, the completed module is transported to the property.

A crane is typically used to lift the home from the transport vehicle and position it onto the prepared foundations.

From there, the home can be connected and the remaining site works completed.

What Makes a Permanent Tiny Home Different From a Tiny Home on Wheels?

While both types of homes are often called “tiny homes”, they are very different in how they are designed and used.

Permanent Tiny HomeTiny Home on Wheels
Designed to be permanently placed on a propertyDesigned to be moved
Not built on wheelsBuilt on a trailer/chassis
Delivered by specialised transportDesigned to be towed
Positioned onto prepared foundationsCan generally be relocated
Designed around the property and siteDesigned around transportability
Can provide a more traditional home layoutOften designed around weight and towing limitations

The right option depends on what you’re looking for, but if you want a permanent home on your property, a modular home can be an option worth considering.

Why Choose a Permanent Tiny Home?

One of the biggest advantages is that you can focus on creating a home, rather than designing around the requirements of towing and moving it.

This gives you more flexibility to think about things such as:

  • A comfortable kitchen.
  • A proper bathroom.
  • Built-in storage.
  • Larger windows.
  • Spacious living areas.
  • Bedrooms designed around how you actually live.
  • Outdoor entertaining areas.
  • Different layouts and finishes.

At Tiny Home Central, we also have the ability to look at wider designs rather than being limited to a standard narrow footprint.

Our standard width is 3.4 metres, but wider designs can be considered depending on the project.

Permanent Doesn’t Mean Boring

Just because a tiny home is permanent doesn’t mean it has to look or feel like a traditional small house.

This is where customisation comes in.

We’ve built homes with large kitchens, spacious bathrooms, big windows, feature doors, unique colour schemes and different layouts.

You can create something that feels personal to you rather than simply choosing a small box and putting it on your property.

The aim is to make the space work for the way you actually live.

What About Insulation?

Because our homes are designed for permanent living, comfort is an important part of the construction.

Our homes are fully insulated across the floor, walls and ceiling.

We also use SIPFORM and steel frames as part of our construction approach.

Together with the home’s windows, roof, layout and ventilation, these elements contribute to creating a comfortable indoor environment.

This is particularly important in Queensland, where homes need to deal with warm temperatures, humidity and strong sunlight.

Can a Permanent Tiny Home Be Customised for Your Property?

Yes — this is one of the benefits of working with a modular home builder like Tiny Home Central.

Your property can influence the size, layout, orientation and features you choose.

For example, you might want the living area facing a particular view, large windows looking towards the garden or a deck connected directly to the main living space.

Site access is also important because the home needs to be transported to the property and positioned into place.

This is why we recommend considering the property and site conditions early in the design process.

Are Permanent Tiny Homes Suitable for Queensland?

A permanent modular home can be a great option for Queensland properties, but every property is different.

Things such as the block, site conditions, access, services and applicable planning and building requirements all need to be considered.

At Tiny Home Central, we work with customers to develop a home that suits their project rather than simply providing a one-size-fits-all solution.

Our homes are built to meet the requirements of the National Construction Code (NCC), with the specific requirements of each project needing to be considered.

A Smaller Home Doesn’t Mean Less of a Home

One of the biggest misconceptions about tiny homes is that smaller automatically means less comfortable.

A well-designed permanent tiny home can include everything you need for everyday living — a proper kitchen, bathroom, bedroom, storage and living space — while making better use of the available footprint.

The key is thoughtful design.

Every metre matters, which is why the layout, storage, windows, insulation and finishes all play such an important role.

Why Choose Tiny Home Central?

At Tiny Home Central, we focus on creating permanent modular homes, not homes on wheels.

With around 20 designs to choose from and plenty of opportunities to customise, we can help you create a home that suits your lifestyle and property.

Our homes are built using steel frames, SIPFORM and full insulation, constructed off-site and then delivered to your property for installation.

If you’re looking for a smaller permanent home without giving up the features and comforts of a traditional home, a modular tiny home could be worth considering.
